Rental loans for investors, qualified on the property’s rent versus PITIA — not personal tax returns. Business purpose only. We lend nationwide. Phoenix is home base. The loan closes in Cactus Capital’s name.

Purchase, rate-and-term, or cash-out. 30-year fixed, or interest-only. Typically up to 80% LTV. Minimum loan $75,000. Property must be lease-ready (no rehab in this program). Short-term rentals can be eligible — ask on the file. Personal guarantee. First lien.

We don’t publish a rate grid here. Quote is on the file: credit, LTV, DSCR, and prepay.
